Self-Employed, Jumbo, and Non-QM Mortgages in Katy, TX and Texas

Getting a mortgage as a self-employed borrower or through Jumbo and Non-QM programs in Katy and the wider Texas area is simpler than you might think. This guide covers what these loans are, who they help, and when they make sense.

What Is a Jumbo or Non-QM Loan?

A jumbo mortgage—also called a non-conforming loan—is any mortgage that exceeds the loan limits set by Fannie Mae and Freddie Mac.

Fannie Mae and Freddie Mac, established by Congress, support liquidity and stability in the mortgage market by buying loans that meet strict requirements for:

Loan amount

Credit score

Down payment

Debt-to-income ratio

Post-closing reserves

Loans exceeding these limits are considered non-conforming.

When Do You Need a Jumbo Loan?

You’ll need a jumbo loan when the loan amount goes above the conforming limit specific to Katy, TX, or other Texas regions.

How Jumbo and Non-QM Loans Are Underwritten

Jumbo loans use the same essential criteria as conventional loans:

Credit score

Down payment

Debt-to-income ratio (DTI)

Cash reserves after closing

However, jumbo loans often offer greater flexibility in evaluating these factors.

Credit Scores

Most jumbo programs accept credit scores starting at 660, although higher scores get better rates. Borrowers with scores above 760 generally secure the best terms.

Cash Reserves

These loans typically require more substantial reserves than conforming loans.

Standard requirement: 12 months of reserves

Reserves may be split between cash and retirement accounts

Exceptions can apply for strong income, low DTI, or sizable down payments.

Flexible Features for Self-Employed and Jumbo Loan Borrowers

Higher DTI allowances
Jumbo loans may accept higher DTI ratios if backed by strong reserves or equity.

Income Verification for Self-Employed
Self-employed applicants in Katy, TX, can often qualify with just one year of tax returns if they demonstrate stable business performance and industry experience.

Lower Down Payments Without Mortgage Insurance
Certain jumbo programs allow for as little as 10% down without mortgage insurance, with slightly higher rates and stricter DTI limits.

Piggyback Loan Options
Some buyers can combine first and second mortgages to reduce down payments to as low as 5%. These specialized options vary by lender.

Who Benefits from Jumbo and Non-QM Loans in Texas?

These loans are ideal for high-income earners and self-employed professionals in Katy and Texas who want to keep cash liquid rather than tied up in down payments. This group is often called HENRYs: High Earners, Not Rich Yet.

Typical borrowers:

Earn $250,000–$500,000+ per year

Maintain strong credit

Have significant retirement and investment assets

Prefer liquidity over large upfront cash requirements

Tax Considerations

Jumbo mortgages don’t typically offer special tax advantages.

Mortgage interest deduction applies only to the first $1 million of mortgage debt. Interest on amounts above this is not deductible.

Borrowers might compare:

One jumbo mortgage
vs.

Multiple smaller loans or alternative structures suited for Texas borrowers

šŸ“‰šŸ˜ļø Texas Apartment Loan Distress: Why Floating-Rate Debt and Refinancing Risks Are Threatening Multifamily Investors šŸšØšŸ’µ

_____________________________________________________________________________

Texas Multifamily Debt Crisis: $3.04 Billion in Apartment Loans Facing Cash Flow Stress

Texas multifamily real estate is facing a growing financial challenge—and the biggest warning sign may not be the number of delinquent loans. It may be the apartment properties that are still making payments despite generating insufficient cash flow to cover their debt.

According to the Trepp figures supplied for this report, approximately $3.04 billion across 130 performing floating-rate Agency multifamily loans in Texas have debt service coverage ratios below 1.0x.

These loans represent 25.3% of the performing floating-rate loan balance, with a weighted-average DSCR of just 0.77x.

For apartment owners, real estate investors, and commercial mortgage borrowers, those numbers raise an important question:

What happens when a property can continue making payments today but cannot qualify to refinance tomorrow?

I'm Bill Rapp, CCIM, with Medallion Funds. In this article, we'll examine the causes of Texas multifamily debt stress, the risks facing floating-rate apartment loans, and practical financing strategies investors should consider before their next loan maturity.

The $3.04 Billion Warning Sign in Texas Multifamily Financing

The Texas multifamily market has attracted significant investment because of population growth, business expansion, and long-term housing demand.

However, strong demographic fundamentals do not automatically guarantee healthy investment performance.

Apartment properties purchased during the low-interest-rate environment of 2021 and 2022 may now face a very different financing landscape.

According to the supplied Trepp data:

Ā·$3.04 billion in performing floating-rate Agency loans have DSCR below 1.0x.

Ā·Those loans represent 25.3% of the performing floating-rate balance.

Ā·Their weighted-average DSCR is approximately 0.77x.

Ā·Floating-rate loans account for a disproportionate share of delinquent Agency multifamily balances.

The distinction between performing loans and financially healthy loans is critical.

A borrower may continue making scheduled payments by using cash reserves, sponsor contributions, or other sources of liquidity even when property cash flow cannot support the debt.

That situation can become especially dangerous as loan maturity approaches.

What Does a DSCR Below 1.0x Mean?

Debt service coverage ratio, or DSCR, measures a property's ability to pay its debt obligations using its net operating income.

DSCR = Net Operating Income Ć· Annual Debt Service

Consider a Texas apartment property producing $770,000 in annual net operating income with $1 million in annual debt service.

Its DSCR would be:

$770,000 Ć· $1,000,000 = 0.77x

That means the property generates only 77 cents in operating income for every dollar of scheduled debt service.

The remaining 23 cents must come from somewhere else.

Investors should recognize that a DSCR below 1.0x does not automatically mean a loan is delinquent. However, it indicates that the property's operating income is insufficient to cover the measured debt service.

Many permanent multifamily financing programs target DSCR levels around 1.20x to 1.30x or higher, depending on the lender, property, market, and loan structure.

A property with a DSCR of 0.77x may therefore face a substantial refinancing shortfall.

Why 2021 and 2022 Apartment Loans Are Particularly Vulnerable

The supplied Trepp findings indicate that loans originated in 2021 and 2022 account for approximately 87.5% of delinquent floating-rate loan balances in the analyzed population.

Several conditions help explain this concentration.

1. Aggressive Property Valuations

During the low-rate environment, multifamily properties often traded at relatively compressed capitalization rates.

Investors frequently underwrote continued rent growth and favorable refinancing conditions.

If rents grow more slowly than expected or operating expenses rise faster than revenue, the original acquisition assumptions may no longer hold.

2. Floating-Rate Debt Exposure

Floating-rate apartment financing can offer flexibility, particularly for acquisitions involving renovations, lease-up, or value-add business plans.

However, the cost of borrowing may rise with the applicable benchmark rate.

Interest-rate caps can limit some exposure, but cap expirations, replacement costs, and financing terms can create additional challenges.

3. Rising Operating Expenses

Property taxes, insurance, payroll, maintenance, utilities, and capital expenditures can place significant pressure on apartment operating performance.

Even when occupancy remains relatively stable, net operating income can weaken if expenses rise faster than collected rents.

4. Refinancing at Higher Debt Costs

A loan originated under favorable financing conditions may not support the same principal balance when it matures.

This is particularly important for properties that relied on anticipated rent growth, renovations, or higher future valuations.

Floating-Rate vs. Fixed-Rate Multifamily Loans

The supplied data reports an average interest coupon of 5.74% for floating-rate loans, compared with 4.66% for fixed-rate loans.

That is a difference of 1.08 percentage points.

For illustration, on a $10 million interest-only loan, that difference equates to approximately $108,000 in additional annual interest expense, assuming both rates apply to the same balance for a full year.

Actual payment differences depend on amortization, loan terms, rate caps, and other financing features.

Floating-rate financing is not inherently a bad strategy. It can be appropriate when an investor has sufficient liquidity, a well-supported business plan, and a credible exit strategy.

The risk increases when a property's financing structure depends on optimistic rent growth or an assumed future decline in interest rates.

A refinance should be a supported financial strategy—not an assumption that rates will eventually rescue the investment.

Texas Multifamily Delinquencies: Why the Numbers Matter

According to the supplied Trepp report, floating-rate financing represents approximately 21.3% of Texas Agency multifamily debt but accounts for 55.8% of the reported $1.35 billion in delinquent loans.

That is a significant concentration of delinquency relative to floating-rate loans' share of outstanding debt.

The broader Texas securitized multifamily market is approximately $150.1 billion, making Texas the second-largest state by outstanding balance in the cited report.

These figures describe related but distinct loan populations. The Agency floating-rate statistics should not be interpreted as delinquency rates for every apartment loan in Texas.

Still, the findings reinforce the importance of evaluating the debt structure—not simply the underlying property.

The Multifamily Refinancing Problem: A Practical Example

Imagine an investor owns a Texas apartment community with the following financial profile:

Ā·Existing loan balance: $10 million

Ā·Current property NOI: $770,000

Ā·Annual debt service: $1 million

Ā·Current DSCR: 0.77x

Ā·Loan maturity: 12 months away

The property may still be operating, collecting rents, and maintaining occupancy.

But the lender reviewing the refinancing request must determine whether the property can support the requested loan.

Suppose a replacement lender requires a minimum 1.25x DSCR and offers an illustrative 7.5% annual mortgage constant.

The property's maximum annual debt service would be:

$770,000 Ć· 1.25 = $616,000

The approximate debt supported by that payment would be:

$616,000 Ć· 7.5% = $8.21 million

That creates an estimated refinancing gap of approximately $1.79 million, before transaction expenses, reserves, and any additional payoff requirements.

The investor could need to contribute substantial equity, negotiate with the existing lender, seek alternative financing, or sell the property.

This example demonstrates why a property can remain operationally viable while its original capital structure becomes unsustainable.

Five Strategies for Texas Multifamily Owners Facing Debt Stress

Strategy 1: Start Refinancing Discussions Early

Owners should review loan maturities well before the scheduled payoff date.

Beginning the process 12–18 months in advance can provide time to address underwriting deficiencies, evaluate lenders, and develop alternative exit strategies.

Strategy 2: Stress-Test the Property's DSCR

Evaluate multiple scenarios involving interest rates, vacancy, insurance costs, property taxes, and operating expenses.

Determine the minimum NOI required to satisfy potential replacement lenders.

Strategy 3: Review the Entire Capital Stack

Consider existing senior debt, preferred equity, mezzanine financing, sponsor equity, and any other obligations.

Additional capital may solve a short-term liquidity problem but create longer-term costs or structural complexity.

Strategy 4: Explore Multiple Lending Programs

Depending on the property and borrower, financing alternatives may include:

Ā·Agency multifamily loans

Ā·Conventional bank financing

Ā·Debt funds and bridge financing

Ā·Life insurance company lenders

Ā·HUD multifamily financing for eligible properties

Ā·Preferred equity or structured capital solutions

Not every program is appropriate for a distressed property. Some lenders require stabilized operations, satisfactory DSCR, and sufficient borrower liquidity.

Strategy 5: Evaluate a Sale or Recapitalization Before Maturity

Sometimes the most responsible financial decision is to reduce leverage rather than extend it.

An early sale, joint-venture recapitalization, or negotiated loan workout may preserve more equity than waiting until the loan reaches maturity.

Could Texas Multifamily Distress Create Buying Opportunities?

Potentially.

Financially stressed owners may eventually face pressure to sell, recapitalize, or negotiate discounted loan resolutions.

Investors with liquidity, disciplined underwriting, and reliable financing relationships could benefit from opportunities involving:

Ā·Apartment communities with upcoming loan maturities

Ā·Properties requiring equity recapitalization

Ā·Value-add assets with underperforming business plans

Ā·Motivated sellers facing refinancing shortfalls

Ā·Select distressed debt or note acquisitions

However, a discounted purchase price does not automatically create a good investment.

Investors must verify actual collections, occupancy, concessions, capital expenditures, insurance costs, property taxes, and realistic stabilized NOI.

The opportunity is not simply buying distressed apartments. It is acquiring fundamentally sound assets at prices supported by today's financing conditions.

How Medallion Funds Can Help Texas Multifamily Investors

At Medallion Funds, I work with investors and property owners to evaluate commercial real estate financing strategies and explore available lending options.

Whether you are purchasing an apartment community, refinancing existing debt, evaluating a bridge loan, or preparing for an upcoming maturity, the objective is to identify financing that fits the property's actual cash flow and the borrower's long-term investment strategy.

A productive financing review begins with the current rent roll, trailing operating statements, existing loan terms, maturity schedule, borrower liquidity, and property business plan.

From there, we can evaluate lender requirements and identify potential financing gaps before they become urgent.

Final Thoughts: Texas Multifamily Is Facing a Debt-Structure Challenge

The reported $3.04 billion in performing floating-rate Agency loans with DSCR below 1.0x highlights an important risk.

A loan can be current without being sustainable over the long term.

For some Texas multifamily owners, the central challenge is not that the property has stopped operating. It is that the original financing structure may no longer align with the property's income and current lending conditions.

Investors who proactively manage debt maturities, maintain liquidity, and underwrite conservatively will be better positioned to navigate the market.

And for investors with available capital, the same pressures could create selective acquisition opportunities.
