Great experience!
Well I meet bill back in December 2016 he got recommended by my real estate agent we had a house in sight and started the process to get approved but we fail due to my work history and credit bill told me not to give up and put me in contact with a credit repair company they help me bring my score up and bill walk me thru the process of getting a new line so this time around we got approved before looking for our house after we found it we still had a couple of hick up but with bills help on Sunday 6-18-17 to be exact Father's Day bill called me to give me the great news that we had got approved and the closing date was as scheduled bill was more than just a lender to my family he became a friend and I'm alway going to have him in mind for any other financial situation.
--- Alejandres Felimon - Richmond, TX

I really liked his attitude!
I wouldn't usually say this but the way he had handled my mortgage was really pleasant. I personally enjoyed the time spent with him while we discussed feasible rates. He's a great man with a great personality and he offered really low interests as well. Definitely recommend him to others.
--- Tom Troiano - Atlantic City, NJ

He's nothing short of a miracle!
I'm a self-employed businessman and had him figure out the mortgage of the house after 30% down payment. The interest rates I received were incredibly low given what I had thought of earlier. One other important thing to note was that I hadn't really taken any loans earlier, so I had no credit history. He helped me out with all that as well so I can't really call him anything else but a miracle.
--- Fran Suarez - Cleveland, OH

He's really helpful!
I made a bid to him and the very same day he gave me an offer which I couldn't resist. It was too intimidating with those incredibly low interest rates and all, thoroughly recommend him.

Bill was great!
Bill made us feel like a friend all the way thru the process. He was patient and explained everything he needed clearly. He was available ANYTIME we had questions or needed more information. Hopefully we won’t go thru this process again anytime soon, but if we do - we’d choose Bill! =)
--- Barbra & Nick Grimmer - Austin, TX

Great broker!
Bill was a great broker to work with. As first time home buyers we had many questions about the process, Bill took the time to help us even calling us back on weekends with answers. I would not hesitate to recommend him to anyone looking for a broker to work with.
--- Murray & Lisa Turner - Pensacola, FL

Outstanding service!
I couldn't have been more pleased with Bill's level of service. He made what is typically a lengthy, arduous process far quicker and easier at every turn. I'm extremely comfortable recommending Bill to friends and family, and will definitely utilize his services again!

🏘️ Texas Multifamily Outlook 2027: What Investors Must Know 📈
🚨 Texas Apartment Investing 2027: Risks & Opportunities 🏢
________________________________________________________________________
🏘️ Texas Multifamily Outlook 2027: What Investors Must Know
Apartments are changing. Here's what investors should know about occupancy, new construction, property values, and multifamily financing heading into 2027.
Texas multifamily real estate is approaching a potentially important turning point.
After several years of aggressive apartment construction, rising financing costs, and shifting rental demand, investors are evaluating whether 2027 could offer more attractive acquisition and refinancing opportunities.
Markets including Houston, Dallas–Fort Worth, Austin, and San Antonio are adjusting to different combinations of new apartment deliveries, rent concessions, operating expenses, and financing pressures.
For investors considering apartment acquisitions, refinancing existing properties, or expanding their rental portfolios, understanding these changes is essential.
The opportunity in 2027 may not simply be finding cheaper apartment buildings. It may be identifying properties where operating performance, financing terms, and long-term demand support a sustainable investment.
Let's examine five trends that multifamily investors should watch.
1. Texas Apartment Occupancy: Why Stabilization Matters
Occupancy is one of the most important indicators of multifamily investment performance.
When apartment occupancy declines, property owners may experience:
·Lower rental revenue.
·Increased leasing concessions.
·Higher marketing and tenant acquisition expenses.
·Reduced net operating income (NOI).
·Greater difficulty meeting lender debt service requirements.
Texas apartment markets experienced substantial new construction activity during the preceding development cycle.
As these units enter the market, landlords must compete for residents, particularly in neighborhoods with significant concentrations of newly constructed Class A apartments.
However, a decline in new apartment deliveries could eventually help the market absorb excess inventory.
What investors should watch in 2027
Rather than focusing exclusively on headline occupancy statistics, examine three indicators:
Physical occupancy: The percentage of available apartments currently occupied.
Economic occupancy: The percentage of potential rental revenue actually collected after vacancy, concessions, and collection losses.
Lease renewal performance: Whether existing residents are renewing their leases and accepting rent increases.
A property reporting 94% physical occupancy may still experience disappointing financial performance if landlords are offering substantial concessions or struggling with collections.
Investor takeaway: Evaluate economic occupancy and sustainable cash flow, not simply the number of occupied units.
2. New Apartment Construction Could Reshape Investment Opportunities
One of the biggest questions heading into 2027 is whether the Texas multifamily construction pipeline will continue shrinking.
Apartment developers have faced challenges including higher construction financing costs, elevated insurance premiums, increasing property taxes, and stricter underwriting requirements.
These pressures can make new development less attractive.
Meanwhile, projects started during earlier periods may continue delivering apartments into the market.
This creates an important distinction:
Fewer construction starts do not immediately mean fewer apartment deliveries.
The potential benefits of a slowing construction pipeline may take time to appear.
Why this matters to existing apartment owners
If new construction slows while household formation and employment remain supportive, existing properties could eventually benefit from:
·Reduced competition from newly delivered apartments.
·Fewer aggressive leasing concessions.
·Improving occupancy.
·More stable rental income.
·Stronger operating performance.
However, these improvements are not guaranteed, and different Texas submarkets may recover at different speeds.
Investor takeaway: Study apartment completions, units under construction, and absorption at the submarket level before assuming that supply pressures are disappearing.
3. Multifamily Loan Maturities Could Create Buying Opportunities
Many multifamily properties acquired or refinanced during the low-interest-rate environment of 2020 through 2022 are approaching important financing decisions.
Some investors purchased properties using floating-rate debt or short-term bridge financing.
When borrowing costs increased, properties with aggressive underwriting assumptions became more vulnerable.
A property that originally generated sufficient cash flow to cover its mortgage may struggle to support today's refinancing terms.
The refinancing challenge
Consider an apartment property with a $5 million existing mortgage.
The owner expects to refinance the entire balance at maturity.
However, the lender's updated underwriting considers:
·Current net operating income.
·Required debt service coverage ratio.
·Current mortgage interest rates.
·Loan amortization.
·Maximum loan-to-value requirements.
·Property condition and capital expenditure needs.
If the property cannot support the requested loan amount, the borrower may need to contribute additional equity, negotiate an extension, obtain alternative financing, or sell.
This situation can create opportunities for well-capitalized investors.
But financial distress alone does not make a property a good investment.
Investor takeaway: Watch refinancing maturities and potential recapitalizations, but underwrite every acquisition using realistic operating income and financing assumptions.
4. Multifamily Financing in 2027: DSCR Matters More Than Ever
One of the most important numbers in apartment financing is the debt service coverage ratio.
DSCR measures a property's ability to generate enough income to cover its scheduled debt payments.
DSCR = Net Operating Income ÷ Annual Debt Service
For example:
·Annual net operating income: $240,000.
·Annual mortgage payments: $200,000.
·DSCR: 1.20x.
This means the property generates $1.20 in net operating income for every $1.00 of scheduled mortgage payments.
If NOI declines to $210,000 while annual debt service remains unchanged, DSCR falls to 1.05x.
That reduction could materially affect refinancing eligibility.
Financing options for Texas multifamily investors
Conventional commercial mortgages
Banks and credit unions may offer financing for stabilized apartment properties, subject to borrower financial strength, collateral quality, and underwriting requirements.
Agency multifamily loans
Fannie Mae and Freddie Mac financing may provide competitive long-term structures for qualifying multifamily properties, generally with five or more residential units.
Bridge financing
Bridge loans can help investors acquire, renovate, or stabilize properties that may not initially qualify for permanent financing. These loans generally carry greater refinancing and interest-rate risk.
DSCR and investor loans
For eligible one-to-four-unit residential investment properties, certain investor loan programs may qualify borrowers primarily using rental income and property cash flow.
Five-unit and larger properties generally require commercial multifamily underwriting.
HUD/FHA multifamily financing
Certain qualifying properties may be eligible for HUD-insured financing programs, although these programs can involve more extensive processing, eligibility, and compliance requirements.
The best financing option depends on property size, occupancy, financial performance, borrower experience, and investment strategy.
Investor takeaway: Compare financing structures based on total borrowing costs, proceeds, amortization, reserves, prepayment restrictions, and refinancing risk—not simply the quoted interest rate.
5. Houston, Dallas, Austin, and San Antonio: Different Markets, Different Opportunities
Texas is not one uniform apartment market.
Each major metropolitan area has its own supply pipeline, employment drivers, rental demand, and investment risks.
Houston multifamily
Houston's diversified economy, population growth, medical employment, energy industry, and expanding suburban communities support long-term housing demand.
Investors should closely evaluate insurance costs, property taxes, flood exposure, and competition from new developments.
Dallas–Fort Worth multifamily
Dallas–Fort Worth benefits from a large employment base, corporate relocations, and suburban expansion.
However, significant apartment development in certain corridors can pressure rents and concessions.
Austin multifamily
Austin experienced substantial apartment construction during the recent development cycle.
Investors should watch whether slower construction activity and continued employment growth allow rental conditions to stabilize.
San Antonio multifamily
San Antonio may offer different entry-price and affordability dynamics than other major Texas metros.
Nevertheless, operating expenses, local supply, and tenant demand remain critical to property performance.
Investor takeaway: Analyze individual neighborhoods and properties rather than relying on broad statewide market predictions.
Real-World Example: Why Purchase Price and Financing Must Work Together
Imagine an investor evaluating a 40-unit Texas apartment community.
Illustrative investment assumptions:
Investment metric | Amount |
Purchase price | $4,000,000 |
Apartment units | 40 |
Annual NOI | $280,000 |
Going-in cap rate | 7.00% |
Proposed loan | $2,600,000 |
Loan-to-value | 65% |
Illustrative interest rate | 6.75% |
Amortization | 30 years |
Annual debt service | Approximately $202,400 |
DSCR | Approximately 1.38x |
These figures are hypothetical and do not represent a current loan quote or financing commitment.
At first glance, the property appears to generate reasonable cash flow.
But what happens if occupancy weakens and NOI falls 15%?
Annual NOI declines to $238,000.
The DSCR falls to approximately 1.18x.
That could make refinancing more difficult if the lender requires a higher minimum coverage ratio.
Now consider the opposite scenario.
If occupancy improves, concessions decline, and NOI increases 10%, annual NOI reaches $308,000.
At a hypothetical 7% capitalization rate, the implied property value would be approximately $4.4 million.
That is $400,000 above the original purchase price, before transaction costs and other adjustments.
The lesson is straightforward:
Apartment investment returns depend on operating performance, acquisition basis, financing structure, and exit assumptions working together.
How to Prepare for Texas Multifamily Opportunities in 2027
Before purchasing or refinancing an apartment property, investors should evaluate:
1.Current occupancy, rent collections, and leasing concessions.
2.Historical and projected net operating income.
3.Apartment construction and absorption in the immediate submarket.
4.Property taxes, insurance, maintenance, and capital expenditures.
5.Debt service coverage and financing sensitivity.
6.Upcoming loan maturities and prepayment restrictions.
7.Conservative exit capitalization rates and realistic holding periods.
Investors who prepare their underwriting and financing strategies early may be better positioned to evaluate opportunities when motivated sellers or refinancing challenges emerge.
Final Thoughts: Is 2027 a Good Time to Invest in Texas Apartments?
2027 could present meaningful opportunities for disciplined Texas multifamily investors.
Slower construction activity may eventually support occupancy and rent stabilization, while refinancing challenges could create acquisition opportunities.
However, success will depend on local supply conditions, sustainable property cash flow, purchase pricing, and access to appropriate financing.
The most successful investment may not be the property with the largest projected rent increase.
It may be the one that performs well even when market conditions are less favorable than expected.
